Strata and common area cleaning.
Strata work has an unusual client: a council of owners who each see the building differently and none of whom are there every day. That changes the job. The cleaning is straightforward; the part that keeps a contract is being able to show a council what was done, and being consistent enough that complaints at the AGM are about something else.

What the job includes.
Lobbies and entrances
The first impression for residents, guests and anyone viewing a unit for sale.
Corridors and stairwells
Including the carpeted floors that hold the odour residents notice most.
Elevators
Tracks, interior panels and glass. Tracks especially, which collect grit and get skipped.
Parkades and garbage rooms
Swept, washed down and deodorised on an agreed cycle.
Amenity rooms
Gyms, meeting rooms and guest suites where the building has them.
Reporting for council
A record of what was done and when, written for people who were not there.

What changes the price.
Quotes are free and given in writing after we have seen the space. These are the things that actually move the number.
Number of floors and units
Corridor and stairwell length drives the routine more than unit count does.
Amenities
Gyms, guest suites and meeting rooms each add a scheduled item to the scope.
Parkade and garbage rooms
Usually on a longer cycle than the interior routine, and quoted within the contract.
Questions we get asked.
Do you work with property managers or the council directly?
Either. Most contracts run through the property manager with the council approving scope, but we work directly with self-managed stratas too.
Can you handle garbage room and chute cleaning?
Garbage rooms, yes, washed and deodorised on schedule. Chute interiors need specialist equipment and are a separate trade.
How do you deal with hallway carpet odour?
Extraction on a scheduled cycle rather than deodoriser between times. Corridor carpet holds cooking and pet odour, and surface treatment only covers it for a few days.
Do you cover parkade pressure washing?
Yes, usually annually or semi-annually. It is quoted within the strata contract rather than as a separate call-out.
