We begin with a walkthrough, document priorities and build the timing around your access and operating needs.
By building type
We quote them separately rather than selling one package to both. A clinic needs tasks agreed with its facility manager, while a warehouse has different surfaces, traffic and access requirements.
Nightly, weekly or monthly routines worked around your hours, with a clear rule on what is touched on occupied desks.
Office cleaning →Back-of-house degreasing and guest areas cleaned after close, scoped separately so neither gets traded against the other.
Restaurant cleaning →A documented sanitation scope with the high-touch surfaces listed individually, and a record you can produce when asked.
Medical cleaning →Lobbies, corridors, elevators and parkades on a fixed schedule, reported in a form a council can read at a meeting.
Strata cleaning →Entrances, glass and matting done first, because those are the square metres customers judge the building on.
Retail cleaning →Ongoing routines under a written scope, plus sub-contract and overflow capacity for other cleaning firms.
Janitorial services →How commercial work is priced
We walk the site, agree what is included in writing, and give you a monthly figure before anything starts. The things that move that figure are the size of the floor plate, how many washrooms there are, what flooring is actually down, and how often you need us. Quoting by the hour without seeing a building is how contracts end up with monthly extras nobody agreed to.
Ask for current insurance and WorkSafeBC coverage documents when assessing a contractor. Discuss after-hours access, staffing and any site-specific requirements with Way2Shine before accepting a commercial quote.
