What the job includes.
Driveways and concrete
Surface cleaner for even results. Wand-only work leaves the stripes you see on half the driveways in town.
Siding by material
Vinyl, stucco, Hardie and cedar each get an appropriate pressure and detergent, not one setting.
Patios, decks and walkways
Including the joints, where moss re-establishes first.
Soft wash for delicate surfaces
Detergent dwell and low pressure where high pressure would mark or force water behind cladding.
Algae and moss treatment
Treated rather than only removed, so regrowth is slower.
Fences, retaining walls and steps
The grey weathered surfaces that come back closer to original than owners expect.
How it runs.
-
Surface test in a low-visibility spot
Pressure and detergent proven somewhere hidden before the front elevation.
-
Plants and fixtures protected
Beds wetted down and covered, outlets and light fittings shielded before work starts.
-
Worked top-down, rinsed clean
Detergent never allowed to dry on the surface, which is what causes streaking.
What changes the price.

Surface area and material
Concrete, vinyl, stucco and cedar each take different pressure, detergent and time.
Growth level
Heavy algae and moss need detergent dwell time, which is slower than rinsing but lasts longer.
Access to water and power
Sites without an outdoor tap or outlet need equipment we bring, which adds setup.
Questions we get asked.
Will pressure washing damage my siding?
It can, in the wrong hands. High pressure forces water behind vinyl and cladding, and splinters cedar. That is why siding gets a soft wash with detergent doing the work instead of force.
How long do results last?
On concrete, two to four years in this climate. North-facing and shaded surfaces regrow algae fastest, so they come back soonest regardless of how well it was cleaned.
Do you use bleach?
We use a sodium-hypochlorite-based solution for organic growth where it is appropriate, at controlled dilution with plants protected and rinsed down afterwards. We will tell you when it is being used.
Can you remove oil stains from a driveway?
Often, with a degreaser and dwell time, though fully absorbed oil in porous concrete may only lighten rather than disappear. Older stains are the ones least likely to fully clear.
