A move-out clean is judged by someone holding a checklist and a damage deposit, which makes it a different job from a deep clean. The places that decide the outcome are the ones nobody cleans during normal life: inside the oven, behind the fridge, the tracks under the sliding door, the top of the door frames. We clean an empty unit in the order an inspector walks it.

What the job includes.
Inside every cupboard and drawer
Emptied units get wiped inside, not just fronts. It is the first thing checked.
Oven, fridge and appliance interiors
Racks, seals, drip trays and the floor underneath once the fridge is pulled out.
Bathrooms to the grout line
Descaled glass, taps, grout, extractor fan covers and under the vanity.
Skirting, frames and switch plates
The horizontal surfaces that collect dust and get noticed in an empty room.
Window tracks and interior glass
Tracks vacuumed, then wiped. Grit in the runners is a common deduction.
Floors last, working to the door
Vacuum and mop finishing at the entrance so nothing is walked back across.

What changes the price.
Quotes are free and given in writing after we have seen the space. These are the things that actually move the number.
Whether the unit is empty
An empty unit cleans faster and to a higher standard. Furniture still in place adds time and lowers the result.
Appliance condition
A neglected oven can add an hour on its own. It is included either way, but it moves the estimate.
Time since the last deep clean
Not square footage. A small suite that has never been deep cleaned takes longer than a large one that has.

Do you clean inside the oven and fridge?
Yes, both are included in every move-out clean. They are the two appliances landlords and buyers check first, so they are never an extra.
How long does a move-out clean take?
A one-bedroom apartment is usually three to four hours; a three-bedroom house is most of a day. The number that changes it is not square footage but how long since the last deep clean.
Can you clean before I move in instead?
Yes. Move-in cleans are the same scope and are often the better time to book. The place is empty, and you know it was done rather than trusting the previous tenant.
Will this get my damage deposit back?
We clean to the standard a Residential Tenancy Branch inspection expects, and walk it with you before leaving. We cannot speak to wear and tear or damage, which is assessed separately from cleanliness.
